 A real estate inspection is the art of identifying a problem area through observation: therefore, an inspector must be familiar with soils, foundations, construction, plumbing, roofing, HVAC and electrical systems, appliances, swimming pools, and spas. The inspector should be familiar with building codes that apply to the areas where the inspector operates. Although the inspection process is not considered as a code inspection, the inspector should be able to identify any health or safety problems, as well as a structural or mechanical problems.


***Scope: These are visual inspections only. We inspect only what we see. We do not dismantle anything. We do not inspect for any environmental issues such as lead paint, asbestos, etc. We do not inspect for building codes, soil analysis, and adequacy of design, capacity, efficiency size, value, flood plain location, pollution or habitability. Please remember that older houses do not meet the same standards as newer houses, even though items in both might be performing the function for which they are intended. We do not hold ourselves to be specialists for any particular item; nor are we engineers. We are a general real estate inspection company. The inspection report covers only the items listed in the report which are reasonably observable, and are based only on the present condition of those items.

The 4 point inspection consist of a visual/non-evasive inspection of all 4 major systems on a property 30 years or older. The Florida-licensed inspector is required to certify the condition of all systems. An acceptable condition means that each system is working as intended and there are no visible hazards or deficiencies. The report will include an inspection of the following components:

1. Electrical System

2. HVAC System

3. Plumbing System

4. Roofing System

5. Any and All Observed Deficiencies and Accompanying Pictures
